A conservation area is a defined area within which the characteristics, historical content and visual amenity are deemed worthy of preservation. There is a set of guidelines relating to what you can't do in a conservation area without planning permission, similar to the restrictions placed on “listed” buildings. The Listed Buildings and Conservation Area Act of 1990 places a duty on the local planning authority to respect the characteristics and visual amenity of a conservation area when dealing with applications.
